In one of the most exclusive and quiet areas of Levanto, “il Giardino sul Mare” boasts a wonderful view over the town its gulf, up to “Punta Mesco”.

A very comfortable apartment (90 m²), newly renovated, with a large living area with large windows, with a sofa that converts into a double bed.
The living room and bedroom both lead to the outdoor area, equipped with table, chairs and sofas.
Perfect for al fresco breakfasts or dinners, with a beautiful panoramic view.
A very spacious bedroom, with a double bed and a single bed. Bed linen and towels are provided.

Fully equipped kitchen.
Bathroom with tub and shower.
Air conditioning in the living room and in the bedroom. Dishwasher, washing machine.

Note: the house is located on a hill; the last 100 meters of the road are quite steep.
A private parking (difficult manoeuvring involved - sporty or low cars not recommended) is available free of charge for our guests, a few meters from the apartment.

IMPORTANT: please note that, as it can be seen from the pictures, this home is on a hill, above the sea level.
Having a car is absolutely recommended.
We do not recommend this house for those arriving by train, and therefore on foot during their stay.
Keep in mind that on foot, you will have to walk 800 meters uphill to get to the apartment (15-minute uphill walk); the center of Levanto is 1.5 km from the house, the train station 2 km from the house (30 minutes on foot).
Please take this into consideration to avoid misunderstandings or complaints when you get here.
We are not able to provide taxi transfers; at night there are no taxis available in town.
Walking is not recommended if you are not used to! In summer during the day it could be too hot; at night the last part of the road is not lighted enough.

Included costs:
In summer high season, the rental price is all inclusive:
utilities (electricity, gas, water), initial and final cleanings.
Initial packages of bed linen and towels are provided, included in the price; if you tell us in advance how many beds you need, you will find them already prepared upon arrival.

In the cold season, utilities will be be charged separately, according to guests' consumption.

Tourist Tax:
Upon check-in, guests have to pay by cash the City Tourist Tax of 1.5€ per person per day, only for the first 3 days, and only for guests over 14 years old.

Payments:
• If the booking is done well in advance:
First payment:
A first payment of 50% is needed upon booking.
Cancellation / Refund:
You can cancel for any reason and have a full refund of your first payment up til 30 days before arrival.
No refund is possible after that date.
Balance / Second payment:
The balance (the second 50%) must be paid 30 days before arrival with a second bank transfer.
• If the booking is done when there are less than 30 days before the arrival date:
the payment must be made for 100% of the amount, and no refund will be possible.

Guests registration:
Upon check-in, all guest, including children, must provide a valid identity document. This is necessary in order to communicate and register guests to the authorities, as required by Italian law.
